F.A.Q What is provided on lot for sale? Power and water is to lot line. Septic tank between every two lots and then pumped to community sewer system. What type of RV or Motor-Coach will you accept at this time? Class-A motor coaches and 5th wheels only at this time. PLUS: Park models are permitted. Sorry, bumper pulls and class-C’s are not accepted at this time.
Is there an age limit for RV’s or Motor coaches? There is not. However, all RV’s and coaches must appear in “like-new” condition. This determination is at the discretion of the park developer, and is there to ensure that property values are maintained.
What are the closed dates of the park? The park is closed from December 1st to March 31st every year. Your unit can be parked on your lot over the Winter. All roads into park will be gated for Winter closure.
Please explain “Park Models”:
Livable sq. footage can be no greater than 400 sq ft. Porches can be added on, and are not part of the 400 sq. ft.
It can be built on-site, or a manufactured of some kind, but cannot be on a permanent foundation.
Must be approved by park developer.
It may have a loft. If it is built off-site, it must conform to height restrictions for all roads.
Ownership of lot? You have fee-simple ownership of you lot.
Should I want to sell my lot in future: You can sell it yourself, or, if you want to list it for sale with a real estate company, you are required to use the company/agent that Shyrock has designated as its agent. A standard 6% commission would apply in this case.
Can I plant grass and flowers? We require that your lot to be kept in a natural state. However, any natural grasses on parcel will be kept down by maintenance personnel. No watering of lots. Yes, you can have flowers. A list can be provided for types that the deer will not eat.
Can we build a fireplace or fire rings? Yes, you can. However, during a dry summer you must abide by the county and USFS fire restrictions.
Are there any HOA dues? Yes, there are. These will cover road work, water, community buildings and maintenance of park. Prices will be provided.
Are dogs allowed on our parcel? Yes, we love dogs. However, there will be a nuisance provision and your pet will not be allowed to roam the park. Walking your dog(s) around park is permitted as long as you are in control.
Is there a limit to the number of vehicles/trailers you may park on your lot? There is no limit. However, all must be in working order and good condition, and must be parked on an improved surface (asphalt, gravel, etc.).
Are there MEDICAL SERVICES in the area? Yes, there is a hospital and a clinic 6 miles from the park in Superior, Mt. It is associated with Community Hospital located in Missoula, Montana.
Grocery store location? There is a great store in Superior (less than 10 minutes away). Castles 302 River St. Superior, MT 59872
Banking? Wells Fargo and TrailWest Bank Both are in Superior.
Closest town and population? Superior (is county seat), Population in 2016 was 826.
Also, Missoula, which has many large city conveniences, is only 45 minutes away.
What County is it in? Shyrock is in Mineral County, MT. Population in 2017 was 4,255 (Superior is the largest town). It is only approximately 45 minutes from the Idaho border
