WHAT IS included IN EACH LOT FOR SALE?

An asphalted pad ranging from 70’ to 150’. Water, sewer, and an electrical pedestal with 50 and 30-amp RV plug-ins, and a standard 120 plug-in.

WHAT TYPES OR RV'S OR MOTOR-COACH'S ARE YOU ACCEPTING AT THIS TIME?

At this time, we are accepting Class A Motor Coaches and 5th Wheels.  We also allow Park Model homes. Super-C’s are allowed as an exclusion by the park developer. Also, C-Classes and bumper-pull’s will be allowed as a part of Phase 2.

WHAT IS A "PARK" MODEL"?

  • Livable sq. footage can be no greater than 400 sq ft. Porches can be added on, and are not part of the 400 sq. ft.

  •   Park Models can be built on-site, or a manufactured build of some kind, but cannot be on a permanent foundation.

  • Must be approved by park developer.

IS THERE AN AGE LIMIT FOR MOTOR COACHES AND RV’S?

No.  There is not a strict age restriction placed on RV's or Motor Coaches.  However, all RV’s and coaches must appear in “like-new” condition. This determination is at the discretion of the park developer, and is in place to ensure that property values are maintained.

HOW DOES OWNERSHIP OF THE LOT WORK?

You have fee-simple ownership of your lot.

SHOULD I WANT TO SELL MY LOT IN THE FUTURE...

You can sell it yourself, or, if you want to list it for sale with a real estate company, you are required to use the company/agent that Shyrock has designated as its agent. A standard 6% commission would apply in this case.

CAN I PLANT GRASS AND FLOWERS?

We require that your lot to be kept in a semi-natural state. Watering of lots may be limited by park developer during the summer dry months. You may have flowers, and a list can be provided for types that the deer will not eat.

CAN WE BUILD A FIREPLACE OR FIRE RING?

Yes, you can. However, during a dry summer you must abide by the county and USFS fire restrictions.

ARE THERE HOA DUES?

Yes, there are. These will cover road work, water, community buildings and maintenance of park.  At this time, HOA dues are $600/year. These rates may be adjusted by the HOA board at a future date based on the needs of the park.

ARE DOGS ALLOWED ON OUR PARCEL?

Yes, we love dogs!  However, there will be a nuisance provision and your pet will not be allowed to roam the park. Walking your dog(s) around park is permitted as long as you are in control.

IS THERE A LIMIT TO THE NUMBER OF VEHICLES/TRAILERS YOU MAY PARK ON YOUR LOT?

There is no limit. However, all must be in working order and good condition, and must be parked on an improved surface (asphalt, gravel, etc.).

ARE THERE MEDICAL SERVICES IN THE AREA?

Yes, there is a hospital and a clinic 6 miles from the park in Superior, Mt.

IS THERE A GROCERY STORE?

There is a great store in Superior (less than 10 minutes away).

Yes, Trails West Bank is a great local bank in Superior. And many larger banks are available in Missoula.
